This is the whole machine: how a request moves, where your files live, what holds a bad pack, how onboarding goes, what happens when something's wrong, and what you pay. No black box.
Cole answers first. He tells you which pack he's running, what's missing and when to expect it, then builds. A fresh read checks the pack before it ships: totals tie, dates make sense, assumptions are yours. If a gate fails, the pack is held and Cody looks.
Three lanes: how you reach Cole, what Cole does, and where the work and the money are tracked. The walls at the bottom are the rules that never bend.
Cole does most of it himself: he asks the buy-box questions, writes your book from your answers, drafts your style guide and sends you a preview. You confirm the brand, sign the agreement, and Cody switches you on. Until then Cole only drafts; nothing reaches you unreviewed.
Entity, property types, markets, hold, rent and expense growth, vacancy, exit cap, debt sizing, hurdle, bias, kill rules, who may email Cole. Only your answers go in. Unknown stays unknown.
Colors, type, logo, voice, and how you like memos and models laid out, from your website or a brand PDF. White-label by default: your name on the cover, Cole's signature on the email.
Your folder, your key, your book. Cole never borrows another client's numbers and never pursues a deal that came in through you for anyone else.
Every pack has a ticket button. Errors go straight to Cole with the file and the thread attached; he replies in the portal and by email, re-issues the file, and marks it resolved. You close it, or reopen with one reply. Cody reads every ticket and folds the pattern back into Cole's skills, so the same mistake doesn't come back.
The only cost that scales with how much you send is the model compute behind each pack, so that's the only thing we meter. It shows on your desk in dollars as it happens. Nothing is billed per token, and nothing runs past your cap.

Cole's clearing price is where the deal clears your hurdle on the documents he has. It is not a BOV or an appraisal.
Capistrano never takes a success fee or a piece of the deal. Flat fees only. Your deal stays yours.
Cody Leivas reviews the work and the patterns, reads every ticket, and is one email away.
Every number traces to a document or to your book. Every email says it came from an AI analyst.
