Is this a person?

No. Cole is an AI analyst built and supervised by Capistrano Real Estate Advisors. He signs every email as one, and every deliverable says so. Cody Leivas reviews the work and the patterns, and you can always reach him.

What does Cole need from me to start?

About ten answers: what you buy, where, your hurdle, hold, growth, exit cap, how you size debt, and your kill rules. That becomes your book. Unknowns stay unknown; Cole never borrows another client's numbers.

What does unlimited mean?

Send as many deals, screens, revisions and questions as you like for the flat fee. The only metered thing is the analysis compute behind the work: $100 a month is included, above that it bills at what it costs us plus 50%, and never past the cap you set.

How fast?

Quick screens usually land within the hour. A full package is one to four hours depending on how many leases there are. Revisions are faster. Cole works nights and weekends.

Who sees my deals?

You and Cody. Each client has its own folder, its own book and its own metered key. Files live in private storage with 15-minute download links and are deleted 90 days after a deal closes unless you ask us to keep them.

Can it do multifamily?

Industrial, flex, retail and office are live. The multifamily line — Class B, $2–5M, mark-to-market underwriting with unit-level rent capture — is in build for Q4 2026. If your buy box includes multifamily, tell us and you'll get it first.

What if something is wrong?

Open a ticket from the deal page. Cole picks it up, replies in the portal and by email, and re-issues the file. You confirm the fix. Cody reads every ticket and folds the pattern back into Cole's skills.

Is this a broker opinion or an appraisal?

No. Cole's work is an analyst's draft for your own review. It is not investment, legal or tax advice, a BOV or an appraisal, and Capistrano never takes a success fee.
